How I Can Help You

Communication

Keeping the lines of communication flowing is essential in Real Estate. I will maintain constant written communication between all parties (buyer, seller, title company/attorney etc.) to ensure that everyone is on the same page at all times, freeing you up to go chase your next deal!

Organization

Every deal is unique, but one thing is constant across the board, organization is key.  I will keep detailed records of all necessary items throughout the process such as tracking earnest money receipts, monitoring inspection dates, keeping track of important deadlines, etc. so you don't have to stress!

Paperwork

Paperwork can be the Achilles heel of many Investors and Realtors. I will help facilitate certain documents, track, store, organize, and monitor important documents for each deal. After the important documents are filed and recorded, I will deliver you a full electronic packet for your records.

Not all deals will be smooth sailing. Some will take creative thinking, persistence, patience, and collaboration with other parties.  Regardless of the situation, each transaction will be handled with the attitude of "not stopping until the deal is done!"

Pricing

Traditional Residential Transaction Coordination

  • Purchase/Listing Coordination $400

Creative Transaction Coordination

  • Cash / Creative Purchase (not Subto) $1,000

  • Private Money Lending Transaction $1,000

  • Earnest Money Transaction (EMD) $1,000

  • Double Close (Representing A-B leg) $1,000

    • Representing parties from both legs of the transaction would result in a separate fee for each transaction (A-B leg and B-C leg). 

  • Wholetail Transaction (TC Service includes cash/creative purchase & retail sale, as well as assistance for PML at acquisition & retail sale, does not include renovation assistance) - $1,500

  • Wholesale Transaction: 

    • Representing A-B leg $1,000

    • Representing B-C leg $1,000

  • Contract Consult $100 (cannot assist with completing paperwork but can make sure important info looks complete and clear)

  • Rush Fee $200 - Applicable on Creative Purchases if less than 2 weeks to close of escrow.

Please note:

All Creative transaction coordination deals require a non-refundable 50% deposit before coordination can begin and the remaining balance is due at closing (with the exception of the Contract Consult which is due in full at the time of consult, and Post Close Services which requires a 70% upfront deposit).

 

Traditional Residential deals will require the full payment be paid at closing on the Closing Disclosure or Broker's CDA. 

 

A Service Agreement between you and FastTrack TC, LLC will be required up front on all deals before coordination can begin. Transaction Coordination services are considered complete at each deal's close of escrow unless otherwise stated (you will still be provided a final TC file packet on creative deals after all docs have been recorded by Title/Closing Attorney).

I was excited to join the Top Tier TC community in October 2023. Since 2004, I've gained experience in the Mortgage, Real Estate, Insurance, and Mobile Notary for Real Estate industries. I was a Traditional Mortgage Loan Processor from 2014 to 2023 with a top producing Loan Officer who I'm currently working with as a Production Assistant.  With my experience in the mortgage field, Transaction Coordination seemed like a natural fit!

Credits/Refunds: There are no credits or refunds unless otherwise noted in the executed Service Agreement. Upfront deposits paid cover our work already completed should the deal cancel.  Remaining balances are only charged if the deal closes.  Please refer to your executed Service Agreement for further details.
